Ware-Ever does residential driveways as well as commercial
properties. Most sealing projects can be opened to traffic
the following day. If conditions permit, it may be possible
for vehicles to return the same day.
We use Special Asphalt Products "RESURFACER". They
are the leader in asphalt sealers and the oldest producer of
sealer in the Portland area.
We apply the sealer using the "squeegee" method
on most projects as opposed to the spray method. Squeegeing
is the only way to "work" the sealer into the pavement
to fill the voids and cracks. Our automated equipment applies
the correct amount of sealer to the parking area resulting
in the longest lasting application. Spraying on the sealer
normally is best suited to previously sealed surfaces where
the pavement is very smooth and there is very little cracking
in the pavement.
A few words of caution regarding sealers: They are emulsions,
which mean that they are water-soluble. Most sealer manufacturers
recommend that their products be diluted with about 20% water.
Some sealing contractors try to squeeze a few more dollars
of profit out of a project by adding a higher percentage of
water to the mix. This results in a coating that will not provide
the long lasting effects for which you are expecting. Always
check references.

Crack filling is the process of "closing" up cracks
in asphalt pavement. A crack normally has to be at least 1/4
inch in width in order to place material into the crack. We
fill these cracks with a rubberized filler that expands with
the cracks if they continue to grow. It is important to fill
these cracks in order to prevent water from entering the cracks
and weakening the subbase. This break down in the subbase results
in the structural failure of the asphalt causing extensive
cracking and potholes.

The most inexpensive method of eliminating unwanted lines
is to paint over them with a heavy coat of black paint. This
method is great for parking lots and can last several years.
However, if you need to obliterate parking or traffic lines
on a permanent basis, grinding them off is the best solution
but also much more expensive.

I have probably restriped more tracks in the Portland area
than any other person. We can repaint a complete track or just
parts, such as numbering or certain lanes. We always clean
off the entire track before painting.

Even though Portland is not known for ice and snow, we do
get an occasional taste of inclement weather. Normally we concentrate
our efforts in the Mt. Park/Lake Oswego area because of its
higher elevation and close proximity to our yard in Tigard.
It is usually unproductive to travel around the Portland area
because of the time spent tied up in traffic instead of plowing
or sanding. By the time we service our regular summer customers,
there is usually little time to take on new clients. However,
if you are interested in the service, we always tell people
to call as early as possible in the event of ice or snow.
